The Process

To create and build your dream home is one of the most exciting and important decisions that you will make. It is a decision we respect, and a process that we carry out with knowledge, experience and passion.

You may already have your drawing ready but need a builder, or have a design in mind but need assistance in bringing it to life – either way we are here to assist you. Below are the Legal requirements and documentation before Tajo commence the building.

DA (Development Application)
A DA (Development Application) is the first part of the council approval process. The DA is typically submitted by the developer or owner to the local council for approval of new homes and renovations that involve structural changes. Design drawings, Statement of Environmental Effects, Materials Reuse Statement (also called a Waste Management Report) and a BASIX Certificates (or equivalent, depending on your state) must accompany the application. Together these documents describe the usage, style, size and location of the intended building and its surrounds including the zoning and any special conditions that may be placed upon the property.

BCC (Building Construction Certificate)
A Building Construction Certificate application is the second part of the council approval process and a Building Construction Certificate will need to be issued by the local council before a development can begin – this includes any clearing that is required before construction. The building’s Design/Construction Drawings and Specification document is submitted to council and reviewed by a Building Surveyor who confirms that all construction types noted on the plans are compliant with building codes and regulations and minimum standards of quality have been adhered to.

Site Survey
This is a graphic description of the property and a comprehensive survey usually contains:

  • North arrow and scale of drawing
  • Site boundary dimensions
  • Location of easements
  • Location of existing developments and driveways
  • Locations of trees
  • Location of fencingand sheds
Once we have received council approval, TAJO will discuss with you the details associated with the construction. This will include time lines as to when product selection is to be finalised, ensuring the ordering of materials and booking in of relevant tradesman are done, so that the construction schedule runs as smoothly as possible.

Now that your plans are complete and selections made, we will prepare and present a consolidated Tender adding in any requested variations and upgrades. The completed plans and Tender will allow you to finalise any finance requirements in order to proceed.

Meet with Tawfik once the price has been accepted to complete the HIA’s Standard Contract and Specifications. After signing the contract, TAJO will provide HBCF (Home Building Compensation Fund) Certificate. At this stage you will be required to pay a 10% deposit of the contract price.
Construction of your new home commences. During construction Tawfik will be in contact with you at all times and is happy for you to discuss any selections or concerns you may have. The certifier/engineer we have engaged will certify all parts of the construction including the footings, slab, plumbing, frame and final stages.
On completion of your new home, Tawfik will arrange a handover inspection. Once you have made your final payment you can collect the keys to your brand new Home along with a handover pack containing all product manuals, warranties and certificates.
